Why Project Management

If you are planning on investing any amount of money into your personal or rental home you should really consider having your project managed by a professional project manager. A professional project manager or project management company typically has years of experience working with contractors and governing authorities to ensure the project is compliant as well as completed properly.

Project Planning

All projects have to start somewhere. If you don't know where to even begin then you will benefit from having us help you in the planning phase of your project. We offer:

 

  • Home Consultation - Schedule an appointment to meet in person with one of our home consultants to discuss the details of your current situation, and where you want to be, and get a plan of action to get you there.

  • Project Estimation (free in-network) - A home project may require more than one trade or service provider to complete. This can make things really complicated and time-consuming to try and estimate all of the investment costs. Instead of trying to manage all of that yourself let us handle it for you. Our team is capable of getting you an estimate that includes multiple trades or providers for your project during your home consultation. 

  • Contract Drafting, Review, and Negotiation (free in-network) - Making sure all of the items you want to turn your vision into reality are clearly detailed in your scope of work is essential. We will help you draft and review these items before you make the commitment. If you choose to use our network contractors and service providers we have already negotiated better rates for our clients due to the amount of work that we send to them.

Project Oversight

Keeping a home project running smoothly is no easy task and keeping accurate records of any home repairs, upgrades, modifications, renovations, or other major projects is even tougher. We oversee:

  • Roof Repairs and Replacements - Roofs are one (1) of the four (4) major systems your home has and keeping it in good repair is essential. Our team will oversee any repairs or replacements that are being performed and alert you to any problems we observe during the process of the work being performed. We will also perform one of our own project inspections on your behalf upon work completion to make sure the work has been completed properly.

  • Kitchen Remodeling and Renovation - The kitchen is the central hub or heart of your home so keeping it up-to-date while having minimal downtime is critical. Mistakes can leave you and your family without a functioning kitchen for a long time which is very stressful. Plus eating out each day that your kitchen is down gets expensive quickly! We handle all of these headaches for you as well as keep an eye on the contractor(s) to make sure your kitchen project stays on track.

  • Bathroom Remodeling and Renovation - A bathroom remodel or renovation experience is wonderful when handled properly but is a nightmare if not. Getting your dream bathroom requires a lot of work and attention to detail as it is an environment that naturally has to deal with a lot of moisture. We make sure your bathroom project is completed properly so you can spend more time enjoying it.

Project Inspections

Inspections are an important component of any home project as they help to ensure everything is compliant and completed properly. Over the course of your home project, several types of inspections will be performed. Here are a few of the types that your project may require:

  • Phase Inspections (free in-network) - Depending on the size and complexity that is in your home project scope of work you will likely need phase inspections. A phase inspection is simply when each phase of construction is completed (foundation, grading, framing, pre-drywall, plumbing, electrical, HVAC, etc.) We represent you during each of these phase inspections and provide you as well as the contractor or service provider with a detailed report of our observations. That way corrections can be made before the next phase. 

  • Code Inspections (outsourced) - We currently do not offer these types of inspection in-house but depending on the home project scope of work they may be required for permitting and to obtain a Certificate Of Completion (if applicable.) We will handle all required code-related inspections on your behalf.

  • Draw Inspections (free in-network) - All home projects require funding of some sort but you should not ever pay the full amount upfront. Draw inspections work as a checks and balances system where payments to the contractor or service provider are made AFTER the draw inspection is performed and is satisfactory. We will perform draw inspections on your behalf and handle any issues that may arise.

  • Project Completion Inspection (free in-network) - Similar to a draw inspection only this type of inspection is performed upon completion of the project prior to the release of the final project payment. When we perform our project completion inspection you will not be required to release the final payment to the contractor or service provider performing the work until everything is completed to satisfactory status.
